What is “Data Center Alley”?

A data center is a building full of computers that runs the internet — websites, cloud storage, AI. They are ordinary-looking physical buildings on real land, and they need two things in large quantities: electricity, and water for cooling.

Data Center Alley is the nickname for the area around Ashburn in Loudoun County, northern Virginia — home to one of the densest concentrations of data centers in the world. This sample is a residential neighborhood there: Brambleton, where the report below finds the nearest data center about a third of a mile away and 249 facilities inside the scan radius.

Why this matters to a landowner anywhere: when this industry clusters near land, it changes two things you can’t see from the surface — demand for nearby land, and competition for local water. Light- to dark-gray and dark-greenish-gray, chiefly medium-crystalline and porphyritic, but finely crystalline and aphanitic near chilled margins and in narrow dikes. Deeply weathered to orange-brown saprolite more than 6 m (20 ft) thick on uplands. Diabase of at least three principal magma types: 1) in places aphanitic diabase (Jdqh) encloses light- and dark-gray, layered, orthopyroxene-rich cumulate plugs and sheets; elsewhere encloses sheets containing light- and medium-gray, medium- to coarse-crystalline ferrogabbro, ferrodiorite, and pegmatoid, pinkish-gray to dark pink porphyritic granophyre and syenite, and finely crystalline aplite. Both types of diabase are magmatic derivatives of high TiO2, quartz-normative tholeiite (HTQ); unit Jdqh is mainly an interlocking crystalline mosaic of calcic plagioclase and pyroxene, and unit Jdqhg is a predominantly late-stage granophyric differentiates with sodic plagioclase, K-spar, quartz, hornblende, biotite and pyroxene. Differentiated sheets locally exceed 600 m (2000 ft) in thickness and dikes vary from a wedge-edge to 150 m (500 ft) wide. 2) Diabase of low titanium (LTQ) magma type (Jdql on map), characterized by centimeter-sized clusters of calcic plagioclase phenocrysts, occurs as chemically uniform, moderately thick (more than 215 m (700 ft) sill-like sheets and as narrow dikes that locally swell to more than 150 m (500 ft) wide. 3) Diabase of the olivine-normative magma type (Jdo on map), as dikes and plugs within the basin and as dikes in the Blue Ridge. In addition to subequal amounts of calcic plagioclase and augite, contains abundant olivine, locally altered to serpentine, with minor granules of magnetite, chromite, and ilmenite; locally picritic. Diabase dikes with magma type not determined shown as Jd on map. A whole-rock sample from unaltered diabase has yielded a nearly concordant 40Ar/39Ar age spectrum with a well-defined plateau age of 201.2+1.3 Ma (Sutter, 1988). This Early Jurassic age is interpreted to be a close approximation to the time of igneous intrusion, differentiation, and crystallization of the Centreville HTQ sheet and related diabase (Sutter, 1988). Another whole-rock sample from fresh LTQ diabase yielded a nearly concordant 40Ar/39Ar age spectrum with a fairly well-defined plateau age of 199.3+3.0 Ma for the Catlett sheet (Sutter, 1985). These age estimates are analytically indistinguishable, so at least to the temporal resolution possible by the 40Ar/39Ar technique, HTQ and LTQ diabase in the Culpeper basin are coeval.
